1. Contractual Agreement Between Buyers and Seller
TRES works with the client to provide the written agreement between the buyer and seller. When necessary, these documents are drawn up in both English and Spanish.
2. Mexican Transaction Documents
The Mexican government requires several documents to complete your real estate transaction. Part of this procedure is similar to a preliminary title search in the U.S. During this process TRES ensures that all taxes are paid and that all liens and/or encumbrances on the property are satisfied before title is transferred.
3. Transfer of Title
Property Title Transfer though the Fideicomiso is done at the Notario in Mexicali during the closing appointment.
In Mexico a Notario is a government appointed attorney who presides over all property transactions. The Notario position is highly respected and is considered to be just under that of a judge.
FIDEICOMISO:
TRES administers the complete process from obtaining the permit from the Dept. of Foreign Affairs, to the Notario, to the Bank that hold your real estate trust.
